Our team completed a 40’ x 23’ gym addition for LJ's Fitness in Womelsdorf, PA, transforming an underutilized space into a modern and functional area that blends seamlessly with the existing building.
Site Preparation and Foundation Work
We began the project by saw-cutting and excavating the existing asphalt parking lot, clearing the area for the new addition. Once the site was prepared, we removed the existing concrete steps and disposed of the debris. We then dug and poured footers for the foundation of the 40' x 23' addition and installed a sturdy block foundation. A new concrete pad was poured, ensuring it was flush with the existing building's concrete surface.
Structural Framing and Exterior Finishing
After securing the roof and removing the existing exterior wall (facing the street), we installed a support beam to accommodate the new structure. The addition was stick-framed with a shed-style roof for a modern look. Three windows were installed on the roadside to allow natural light into the space, and a 36” exit door was added with a wood platform and steps for easy access. The exterior walls, roof, and interior ceiling were finished with metal, matching the existing structure as closely as possible.
Interior Build-Out and Classroom Division
Inside, we built a dividing wall from floor to ceiling across the existing classroom. The wall featured two upper windows and one eye-level window, as per the design plans. Two 8-foot high dividing walls were also built in the old classroom to create a new space for gym equipment. A 36” door was installed for access to the classroom from the new hallway, and an additional wall was built to create a private massage room, complete with its own door.
Wall Finishing and Insulation
To ensure comfort and durability, all full-height walls were insulated. The lower portion of the new walls was covered with sanded ½” plywood up to 8 feet, while the upper portion was finished with drywall. We then completed the walls with a fresh coat of paint, giving the interior a clean and polished look.
HVAC and Flooring Installation
For climate control, we installed a 2-ton mini-split system in the new addition to maintain a comfortable temperature year-round. To complete the interior, we laid a maple multipurpose sports floor throughout the new space, carefully matching it to the existing gym flooring for a cohesive appearance.
Final Touches and Cleanup
We added all necessary trim around the doors, windows, and along the floor for a finished look. After completing the installation, we thoroughly cleaned the site and removed all construction debris, leaving the new gym addition ready for use.
